Site and use review
We discuss how you want to use the space, then review access, slope, existing surfaces, drainage, and nearby features.
We plan and build patios around your property, outdoor use, and design goals. Free consultations help you discuss materials, layout, drainage, and project scope.
A planned layout gives seating, walking routes, and outdoor features a clear place.
Proper drainage planning helps direct water away from the finished surface.
A matched surface and edge detail can make upkeep easier for the property owner.
One project plan can connect design choices with construction and finish work.
Patio Construction is a building service that creates or rebuilds an outdoor paved or finished living area.

Patio construction starts with the way you plan to use the space. Seating, dining, paths, play areas, lighting, and access all affect the layout and finish. The ground below the patio matters as much as the visible surface. We review grading, drainage, edges, and base conditions so the design addresses risks that can lead to settlement, erosion, or standing water. Material choice also changes upkeep and appearance. Options may include concrete, pavers, stone, decomposed granite, or other finishes suited to the project. We discuss the trade-offs during planning, then coordinate construction and finishing work.
We discuss how you want to use the space, then review access, slope, existing surfaces, drainage, and nearby features.
We shape the patio layout around movement, seating, edges, lighting, and the surface finish that suits the property.
We prepare the work area and address grading, base conditions, drainage paths, and edge support before placing the finished surface.
We install the selected patio surface and complete the border, joints, fixtures, and finish details included in the project plan.
We review the completed work with you, check the planned details, and explain care needs for the selected surface.
A few clear decisions help us assess the site and shape a useful patio plan.
We record patio layouts, surface choices, drainage needs, and construction details before work moves ahead.
We track patio work from site review through surface installation, edge finishing, and final project review.
We coordinate patio construction, drainage work, installations, repairs, and finishing details within the agreed project scope.
Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.
Linda and her team did an excellent job! We would highly recommend them. We hired her for a kitchen remodel and asked for a very tight timeline. She delivered and we absolutely love the result. She was very commutative and available to us. Thank you Design and Build NW!
Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.
Patio materials can include concrete, pavers, stone, decomposed granite, or other finishes suited to the project.
We discuss appearance, drainage, upkeep, access, and intended use before selecting materials.
Photos, intended uses, access details, and material preferences help us start the patio consultation.
These details help us discuss scope, site conditions, and the next planning step.
Discuss the patio result you want, from a usable layout to a better-managed surface and drainage plan. Request your patio construction estimate after a free consultation.

A patio that holds water may have settlement, poor grading, blocked drainage, or failed edge control. The visible puddle does not show which layer caused the problem. We inspect the surface and water path before choosing repair or rebuilding work. Photos of the affected area and nearby downspouts help us prepare for the consultation.
Movement across a patio can make chairs wobble, create trip points, and open gaps between surface pieces. The cause may sit below the finish, so a new top layer alone may not solve it. We review the base, edges, joints, and site access. Bring any records or photos that show when the movement began.
A commercial patio must support the planned use while fitting the building, customer flow, and maintenance needs. Layout decisions affect paths, seating, fixtures, and access during construction. We start with the property goals and site conditions, then map the construction scope. A free consultation gives the project a clear starting point.
