Patio Construction In Bellevue, Washington: Drainage-Focused Planning

This service suits homeowners, property owners, and commercial clients who need a new patio or a full rebuild. The work focuses on how the surface, base, edges, and water paths fit together.

The main buyer decision is whether the project needs a new build, a surface change, or deeper site work. A patio with standing water may need grading and base correction, while worn edging may call for a narrower repair. We assess the condition before setting the work scope.

Our design and build approach connects spatial planning with construction. That matters when the patio must fit doors, walkways, planting areas, seating, or commercial use without creating access problems.

  • Confirm the patio location, intended use, and connection to nearby doors or paths.
  • Check the proposed slope and drainage path before placing the base.
  • Review the edge condition where the patio meets soil, planting beds, or other surfaces.
  • Choose a surface that suits the planned use and maintenance needs.

Service Overview

Patio construction is a building service that prepares a site and installs a stable outdoor surface for living, dining, or commercial use.

  • Patio construction differs from patio repair because it plans the layout and builds the base before placing the finished surface.
  • We provide patio construction for residential and commercial properties in Bellevue.

What a planned patio changes for the customer

A planned slope gives water a defined path and helps limit standing water.

A compacted base supports the surface and reduces movement caused by weak subgrade conditions.

Defined edges help keep gravel, soil, and surface material in their intended areas.

A layout review helps the patio fit daily use, furniture, paths, and nearby features.

Regular court or patio maintenance can help catch loose aggregate, weed growth, and worn edges before they spread.

Process

Steps for building a patio with controlled drainage

1

Assess the site and layout

We review the intended use, property layout, access, existing surface, and nearby features before setting the work scope.

2

Set grades and drainage paths

We plan the surface slope and drainage channels so water moves away from the patio and does not collect at low points.

3

Excavate and prepare the subgrade

We remove unsuitable material where needed, shape the subgrade, and prepare the area for the base layers.

4

Install and compact the base

We place the compacted base and gravel bedding, then check the surface levels before finish placement.

5

Place the surface and edges

We install the selected patio surface, set the edges, and keep the finished layout aligned with the approved plan.

6

Inspect the completed patio

We review the surface, edges, drainage path, and surrounding transitions before handover.

Patio construction decisions that shape the result

Drainage before surface placement

Water control comes before the finished surface. We set the drainage approach and slope during planning, because a new surface cannot correct a poorly shaped base on its own.

Base condition and access

Excavation, soil removal, material access, and base compaction affect the work plan. Tight access or weak subgrade conditions need review before the proposal is set.

Design and construction together

We connect spatial planning with construction so the patio supports the way you use the property. The service is the wrong fit when you only need a small surface cleaning or routine maintenance visit.

Project oversight

Our licensed and insured project oversight coordinates the design, trades, construction details, and handover. BBB accreditation and M/WBE certification are part of our stated business credentials.

These options compare the main work paths after the site and base condition are reviewed.

Linda and her team did an excellent job! We would highly recommend them. We hired her for a kitchen remodel and asked for a very tight timeline. She delivered and we absolutely love the result. She was very commutative and available to us. Thank you Design and Build NW!

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Questions customers ask about patio construction

How do drainage channels help a patio stay dry?

Drainage channels give runoff a planned route away from the patio surface. The slope must direct water toward that route, while the base and edges keep the surface at the intended level. We check nearby grades and discharge points before construction. Poorly placed channels can move water toward another part of the property, so their location belongs in the layout plan.

What should I confirm before approving the patio plan?

The patio plan should confirm the layout, surface choice, slope, edges, access, and drainage path. These details define both the visible result and the work below it. Ask which areas require excavation, how the base will be prepared, and where runoff will go. A written scope also helps identify changes before construction begins.

Which site conditions can change the construction approach?

Subgrade strength, existing slope, access, surface levels, and nearby structures can change the construction approach. Weak soil may require more preparation, while limited access can affect material movement and staging. We inspect these conditions before setting the scope. The proposed method should match the property, not only the patio surface selected.

When is a full rebuild better than surface work?

A full rebuild fits a patio with broad settlement, poor drainage, weak base support, or failing edges. Surface work may fit isolated wear when the underlying grade and base remain sound. We inspect the visible problem and supporting layers before recommending a scope. That review helps you compare repair work with new construction on practical grounds.

Why does the patio surface keep shifting?

A shifting surface often points to movement in the base, subgrade, edge restraint, or drainage pattern. Loose aggregate and repeated water flow can weaken the support below the visible finish. We check the affected area and its transitions to find the source. Replacing only the loose surface may leave the underlying cause in place.

What changes the quote for a drainage-focused patio?

The quote changes with excavation, subgrade preparation, drainage work, access, base depth, edging, and surface selection. A site with a simple layout needs a different scope from one that requires runoff control across several levels. Free Consultations let us review these conditions before pricing. The final proposal should describe the included work and any approved changes.
