Accessory Dwelling Unit Construction for Bellevue Properties

Accessory dwelling unit construction suits homeowners who need a separate living area, guest space, or work setting. It also fits commercial clients planning a more useful property layout.

The key decision is how much of the unit must be designed and built as one system. A new layout can affect lighting, flooring, fixtures, cabinetry, plumbing, and electrical work at the same time. A conversion with sound existing conditions may need a different scope from a new addition.

We focus on the building systems early because they shape later work. A mini split needs a practical indoor location, an outdoor unit position, power, and a path for line sets. Insulation, water heating, panel capacity, and fire separation also need room in the plan.

  • Confirm whether the project is a conversion, addition, or new accessory unit.
  • Map room layouts against electrical, plumbing, lighting, and heating needs.
  • Review insulation and fire separation before finish selections.
  • Decide which cabinetry, countertops, flooring, fixtures, and lighting belong in the scope.
  • Request a quote that separates planning, construction, finishes, and handover.

Service Overview

Accessory dwelling unit construction is a design and build service that creates a separate living space within or beside a main property.

  • It differs from a room remodel because the work may require a full layout, coordinated building systems, new finishes, and a complete handover.
  • We provide accessory dwelling unit construction for Bellevue properties and surrounding service areas.

Choosing the Right Scope for an Accessory Unit

Systems before surface choices

The unit’s electrical, plumbing, insulation, and fire separation needs should guide the layout before flooring or fixture selections. We bring design knowledge and construction skill into the same planning process. This service is the wrong fit when you only need a small finish repair with no layout or building work.

One managed project path

We manage the project from concept and spatial planning through construction, finishing, and handover. That structure helps keep cabinetry, lighting, flooring, fixtures, and trade coordination tied to the agreed scope.

Credentials for project oversight

Our project oversight is licensed and insured, and our company holds BBB accreditation and M/WBE certification. These credentials support the project management role, while the work still follows the scope and documents agreed for the property.

Linda and her team did an excellent job! We would highly recommend them. We hired her for a kitchen remodel and asked for a very tight timeline. She delivered and we absolutely love the result. She was very commutative and available to us. Thank you Design and Build NW!

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Questions About Accessory Unit Building Work

What property details change the construction scope?

The existing layout, access, utility paths, and condition of the space change the construction scope. A conversion may need selective upgrades, while a new unit needs a broader design and build plan. Room use also matters because kitchens, baths, sleeping areas, and work areas need different fixtures and services. We review those conditions before preparing a quote.

How should I prepare for the first accessory unit consultation?

Your goals, preferred use, available plans, and finish ideas give the first consultation a useful starting point. Bring any information you have about the existing space, access, utilities, and desired rooms. A simple list of must-have fixtures and storage needs also helps. We use that discussion to shape the design and construction scope.

Why can a small accessory unit need detailed planning?

A small unit has less room for electrical, plumbing, heating, storage, and service access. A poor early layout can force later changes to cabinets, fixtures, walls, or finishes. We place the main systems before final selections, then check how those choices affect the usable room area. That keeps the design tied to construction needs.

Which finish choices belong in the quote?

Cabinetry, countertops, flooring, lighting, fixtures, and finish upgrades belong in the quote when they are part of the agreed scope. Existing conditions also affect the work because repairs or layout changes may be needed before finishes go in. We explain the included work and discuss additions through a documented change order.

What does one contractor manage on an accessory unit project?

A general contractor manages the connected design, construction, trade coordination, finishing, and handover tasks. Our team brings spatial planning together with cabinetry, flooring, lighting, fixtures, plumbing, and electrical coordination. This approach suits clients who want one project path. It is less useful for a minor repair that needs no layout or construction work.
