What can cause a new fence to lean or fail?

Post rot, shallow footings, soft soil, and wind pressure can make a new fence lean or fail. The post base needs careful review because water damage can weaken timber below the visible surface. We also check soil support and the way panels transfer wind load to each post. A site assessment helps separate a footing problem from a damaged post or panel.

Fence Installation for Bryn Mawr-Skyway property boundaries

Fence Installation gives homeowners, property managers, and commercial clients a planned way to define a boundary, add privacy, or control access. This page focuses on new fence work and the causes of early failure, especially damaged posts and weak support.

Customers deciding whether to install or repair should look at the post bases first. A sound panel does not solve a fence that moves because the footing is shallow, the soil is soft, or the post has started to decay. We review the condition, access, layout, and desired use before preparing a quote for the work.

  • Check the fence line and access path before planning installation.
  • Review post bases, footing support, panels, gates, and connections.
  • Decide whether the project needs new installation, partial replacement, or repair.
  • Request a quote that matches the agreed fence scope and finish details.

A situation this service fits

A typical property situation involves a fence that looks new above ground but moves at the base. We inspect the post, footing, soil support, and nearby fence connections, then separate a partial replacement from a broader installation scope. Customers receive a quote based on the work identified, not on the panel appearance alone.

Why customers choose this fence work

Inspect the support before the panels

Customers get a review of the posts, footings, soil, and panel connections before the scope is set. The visible fence panel may look sound while the post base has failed.

Coordinate design and construction

A fence project can involve layout, access, gates, materials, and finish choices. Our design and build approach keeps those choices connected to the property and the agreed work.

Know when fencing is the wrong job

Fence installation is not the right job for a retaining wall, major drainage correction, or boundary dispute. Customers should address those separate conditions before setting a fence line.

Process

How the fence installation work is carried out

1

Assess the fence line

We review the boundary, access, existing fence sections, posts, gates, and visible ground conditions before setting the work scope.

2

Plan posts and footings

Customers discuss the fence layout, panel position, gate locations, and support needs so the installation plan matches the property.

3

Prepare the installation area

We mark the work area and prepare the fence line for post and footing work, while keeping people clear of active construction.

4

Set posts and fit panels

We place the posts, build the planned support, and fit panels, rails, gates, and hardware within the agreed scope.

5

Check alignment and operation

We review post alignment, panel connections, gate movement, latches, and visible finish details before handover.

What a properly planned fence changes

A planned fence line gives the property a clear boundary and controlled access.

Sound post support helps panels stay aligned and gates move as intended.

A site review helps identify post rot, weak soil, shallow footings, and wind pressure before they shape the work.

Clear scope and quote details help customers compare the work they actually need.

Customers can discuss fence work as part of a wider remodeling or renovation project.

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

After experiencing water damage in our home, we needed to replace all our flooring, some kitchen cabinets, and redo our primary bath. Linda and her team truly saved the day after a disappointing experience with another contractor. She worked closely with us to choose the perfect tiles for our bathroom and find flooring that suited our home. Her contractors did exceptional work, from leveling the floors to installation and cabinet remaking, all while maintaining a high level of professionalism. Linda answered all our questions along the way, and we cannot speak highly enough of the work she and her team performed!

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Questions customers ask about fence installation

How does the first fence inspection work?

The first inspection reviews the fence line, posts, footings, panels, gates, access, and visible soil conditions. Customers can point out leaning, movement, loose hardware, or gates that no longer close. We use those signs to define the work scope. The assessment also helps separate a fence issue from a drainage, retaining, or boundary matter.

Which parts change the quote for a fence project?

Fence-line length, post and footing work, gates, access, removal, soil conditions, and finish choices change the quote. Customers should describe the desired boundary and any damaged sections before requesting a quote. We then match the scope to the property and explain the work covered. The free consultation gives customers a place to discuss those choices without a fixed package.

When is repair a better fit than new fencing?

Repair fits a fence with limited damage and sound support, while new fencing fits a new boundary or broader replacement. A post that moves at its base needs more than panel adjustment. We check the affected section and nearby connections before recommending the scope. Customers with widespread leaning should request an assessment before choosing between repair and installation.

Why do fence posts fail below the visible panel?

Fence posts fail below the panel when decay, weak footing support, soil movement, or repeated wind pressure affects the base. The visible panel may still look usable while the post has lost strength. We inspect the base and its connection to rails, panels, and gates. Customers should avoid loading or forcing a loose section until the support has been checked.

What should I prepare before requesting a fence quote for Fence Installation?

A fence quote is easier to prepare when customers share the property type, fence goal, affected area, access limits, and desired gate locations. Photos can help show leaning, loose panels, or damaged posts, but they do not replace a site review. Customers should also identify any known boundary questions before the layout is planned. We use that information to discuss the work scope.
